A Guide to URI Student Rentals


Sunrise Properties manages a range of furnished academic-year rentals for URI students throughout Narragansett and nearby South County communities. Our team has worked with student rentals for many years and understands the leasing process, timing, and coordination that comes along with securing housing for the school year.

Most academic leases run from Labor Day through Memorial Day and include furnished homes designed for student living during the academic year.


The Rental Process
1. Choose Your Housemates

Before beginning your search, it is helpful to determine how many people will be living together. This will help narrow down the number of bedrooms, layout, and price range that best fits your group.

2. Browse Our available Academic Rentals

Our active academic-year rentals are updated regularly throughout leasing season. Browse available listings to get a sense of pricing, locations, and property sizes.

3. Schedule A Showing

Once you identify properties you are interested in, our team can help coordinate showings based on availability. Because we are a licensed real estate office, all showings are conducted by licensed agents familiar with the property and rental process. We encourage students to come prepared with questions about lease terms, utilities, parking, occupancy, and move-in timing.

Tours are available Monday, Tuesday, Thursday, and Friday between 10:30am and 4:30pm and all prospective tenants must be present. Please note that per RI state law, we are required to give current tenants 48 hours' notice prior to showing a property. Pricing and availability are subject to change and cannot be guaranteed until the lease signing.

4. Complete Your Application

After selecting a property, each tenant must complete an application as part of the approval process. Applications are reviewed by the property owner before approval decisions are made. Because many academic rentals receive significant interest during leasing season, we encourage students to submit applications promptly and make sure all requested information is completed accurately. Applications will only be processed once all prospective students have seen the property in person.

Our team is available to answer questions throughout the application process and help coordinate next steps once a decision has been made.

5. Sign Your Lease Agreement

If approved, lease agreements will be prepared and sent electronically through DocuSign, allowing tenants and guarantors to review and sign from anywhere. Parental guarantors are required for all student leases and must complete the signing process along with the tenants before the lease can be finalized.

Monthly rent payments are processed electronically through ACH, so bank account and routing information will be required prior to move-in. Before gaining access to the property, the following are typically due:

  • First month’s rent
  • Security deposit
  • Cleaning fee
  • Trash fees
  • Remainder of the first semester's rent

Additional move-in information, payment instructions, and lease details will be provided before the start of the lease term.
